Swiss Life Asset Managers: High-yield real estate investments for private and institutional investors plus full service from a single source.

Fund and portfolio management

One customer – one professional partner. Plus all the expertise that Swiss Life Asset Managers has gained over 160 years in asset management. The concept is simple: Anyone who turns to us as an investor receives all information and services from a single source. The goal is always to provide solutions that meet our investors’ long-term financial interests – and those of their customers. With risk management embedded in our asset management approach, we aim to generate solid, sustainable returns regardless of market conditions.

Portfolio management is domiciled throughout Germany within Swiss Life Kapitalverwaltungsgesellschaft mbH (Swiss Life KVG), which, as part of Swiss Life Asset Managers, specialises in issuing real estate investment funds for institutional and private investors. Portfolio management comprises the conception and implementation of real estate investment strategies, risk-adjusted analysis and management at portfolio level, as well as reporting that provides the addressee with all important data and developments concerning their investment.

High-yield investments for institutional investors

Swiss Life Asset Managers Germany provides institutional investors in Switzerland and abroad with professional investment advice, customised fund products and comprehensive service from a single source. Our specialists have extensive portfolio management expertise and help with the realisation of transaction processes, including across national borders. We identify and leverage potential from the strategic and operational property level to complete real estate portfolios. Our range of services includes residential and commercial projects from project planning to construction and sale.

The strength of an experienced real estate service provider lies in individual advice and the tailor-made composition of investment products. The design and management of real estate special and public funds, healthcare funds and investments in office, retail and residential real estate funds in Germany and Europe demonstrate national and international know-how, including in niche segments. All relevant legal forms are served via a regulated platform with fund management companies in Germany and Luxembourg. In addition to Germany, Swiss Life Asset Managers operates in many other European countries through Swiss Life Kapitalverwaltungsgesellschaft.

Our subsidiary BEOS AG makes corporate real estate in Germany accessible to institutional investors via special funds.

Professional real estate expertise for private investors

The Swiss Life Living + Working real estate fund

We offer private investors innovative access to Swiss Life’s real estate expertise throughout Europe through the open-ended Swiss Life Living + Working real estate public fund. The Living + Working fund is so called because it focuses primarily on the healthcare and residential (living) and office and retail (working) real estate segments. This exceptional mix of four different types of use and geographic penetration prevents the risky dependence on a single real estate segment. Unlike a fund that pursues a mono-strategy, opportunities and risks are spread more broadly. This offers clear advantages for investors: stable rental income in attractive and future-oriented real estate classes with good potential returns.

The Swiss Life (REF) European Living real estate fund

Swiss Life (REF) European Living is an open-ended residential fund for private investors in Germany with properties in Europe. It is set up and managed by Swiss Life Asset Managers.
Distribution takes place exclusively through Deka. The investment strategy of European Living aims to address the growing demand for living space in major European cities. Its investment focus is therefore on winning cities in European regions with positive demographic and economic trends.
