Over 700 apartments spread across almost 50 000 square metres – following its acquisition in 2022, Swiss Life Asset Managers is leading a new district development on the former commercial park in south-east Hamburg. The area is one of the largest residential developments in Hamburg and will be transformed into a diverse residential district and marketed in the coming years under the umbrella brand “WEIDENBAUMS UFER”.

Preparatory construction work for the development and preparation of the site, which was previously used for commercial purposes, have been under way on several construction sites at Weidenbaumsweg 133–143 since 2023. The district project includes both privately financed and subsidised housing, which is being implemented with a project partner and will help create urgently needed housing in the urban area, with over 700 apartments and a gross floor area of around 77 000 square metres.

Holistic district development
In addition to new apartments, the development will include a daycare centre and a local shopping centre with a supermarket and drugstore at a direct waterfront location on the Schleusengraben. It will be implemented by a project partner that specialises in subsidised housing. In addition, several welcoming meet-ing places and green areas as well as a large neighbourhood square are planned.

In addition, a new nature park will be built by the middle of the year for both the new and the existing residential districts in the southern Kampdeichgraben recreation area. It is designed to be a social space for everybody in the nearby residential districts, where they can enjoy the natural surrounds.

Naturally urban
WEIDENBAUMS UFER is the new umbrella brand for the district development in Hamburg-Bergedorf; it embraces its urban location, but which is still close to nature. The site will offer several access points to the adjacent banks of the Schleusengraben and Kampbille as well as plenty of natural recreation areas. The first apartments are expected to be ready for occupancy in 2028.
